YOTELPAD is a new hotel development that will be located just below the Grand Summit at Canyons Village in Park City, Utah.  YOTELPAD will consist of 145 to 150 compact contemporary condominiums, being referred to as PADs. While a few of these projects exist worldwide – YOTELPAD Park City will be the first to offer the branded PADs for sale. Typical PADs run between 338 and 1,013 square feet. While most of the PADs will be studios, some larger one, two and three bedroom condos will be available. Due to their small size each PAD will feature multi-functional furniture, a work/relaxing area, bathrooms with monsoon rain shower, kitchenettes and large view windows. Each unit comes with 1 parking space.

According to the developer YOTELPAD is a concept bringing together modern design, efficient interior space planning, technology, extensive amenities and affordability at the base of the mountain. Amenities are to include an outdoor pool, hot tub, and numerous fire pit areas. Just a quick update on the newly passed tax law. Congress says its a gift for us, but is it?

In 2017 we learned to expect the unexpected, whether it be in politics, weather or the housing sector. Little about the housing market went as forecast last year. Instead the market got hotter, the inventory tightened, prices rose, mortgage rates barely budged and new home construction picked up.

Experts foresee the following for 2018:

1. The pace of sales will slow early in the year—but not for long.

2. Inventory will continue to be a drag.

3. Price growth will slow—but not stop.

4. The rent versus buy equation could tilt toward renting in costly markets.

5. Mortgage rates will hover around 4%.

6. Millennial demand for housing will keep climbing.

In summary the reform should be good for real estate, with tax advantages for pass-through entities improving. Before making decisions based on tax reform, please be sure to speak with a tax accountant up to date on all real estate rules, as those will be coming fast and furiously from the IRS!

Deer Valley Resort® acquired by Aspen Skiing Co.

Aspen purchases Deer Valley

Aspen Skiing Co. has entered into an agreement to acquire Deer Valley Resort® and the transaction is anticipated to close prior to the upcoming 2017-2018 season. Financial terms have not yet been disclosed. Aspen Skiing Co. is one of the nation’s biggest ski operators and they are now trying to compete with Vails Resorts’ Epic Pass which allows season pass owners to ski ten American and three international ski resorts.

Bob Wheaton, General Manager of Deer Valley Resort®, announced this morning that no immediate changes are planned for the upcoming season. The resort will run as usual and the season passes sold will not allow access to other resorts. Solitude is not included in the purchase. Deer Valley Resorts will continue to run Solitude. Bob Wheaton will maintain his position as General Manager. There are currently no plans to allow snowboarding. Furthermore, the Aspen resorts remain a separate company owned by the Crown family.
